This role will oversee a portfolio of projects and team and work closely with development partners to ensure company and investors returns are maintained.High Rise Investments & DevelopmentWe are seeking a Vice President or Director to join our client’s team.

In this role you will be reporting directly to the leadership team.

Base salary plus bonus for this position is 180-210k all in, with additional long-term incentive bonuses on top.

Our Client is an advocate for diversity and recognizes the value of leadership.ResponsibilitiesOversee a portfolio of active high-rise residential development projects in Ontario through planning, approvals, development, and closeout phases working alongside joint venture partnersOversee due diligence process including investment committee presentations and legal document/agreement reviews.

Oversee Analyst’s underwriting inputs and review new acquisitions.Participate in meetings alongside executive leadership and JV partners and make decisions regarding development strategy, long-range planning, asset mix, budgets and schedules, construction financing, and sales/marketingManage development project cycle to ensure partners are meeting timelines, budgets, and returnsOversee financial underwriting and budget approvals, as well as tracking and analyzing current projects under development.

Assist with the preparation of cash flow projections, development pro-formas, JV waterfall models, and budget variance analysis.Create and write investor and management update reports on a monthly and quarterly basisWork alongside JV partners and Municipalities to ensure approval of project plans and permitsManage relationships with JV partners, and review submitted reports such as progress drawsProactively manage, review and prioritize project work plans with objective to stay on time and on budget, being accountable for project timelines/costs, and reporting as requiredGenerate and maintain development project reports and filesaQualificationsMinimum of 10 years of experience in residential real estate development with significant experience underwriting and/or managing high-rise development projectsUniversity Degree in Real Estate, Planning, Business Management or Administration, Engineering, Architecture or a related field requiredExperience working with active residential development projects, with a strong understanding of the full planning and development life cycle is required (acquisition through closing)Knowledge of construction loans, financing structures, and land economicsUnderstanding of real estate finance and development pro-formas and budgetsSuperior communication skills, both written and verbal with a successful track record in working with stakeholders of multiple disciplinesDemonstrates excellent project management and presentation skills with an emphasis on leading the underwriting process directly in development projectsExcels in a high volume, dynamic and fast paced environment and enjoys new challengesHighly collaborative and self-motivatedSkilled in the use of Word, Outlook, and ExcelMatrix360 is a strong advocate for diversity, equity, inclusion and belonging and an equal opportunity employer.
