Project Manager (Multi-family Residential)

Greyspring Asset Management

This is a Contract position in Montreal, QC posted September 20, 2023.

As a member of the Asset Management Team, the repositioning Manager will be responsible for managing the repositioning, redevelopment and conversion of multi-residential properties in Ontario and/or Quebec including suite renovations.

The project manager will ensure projects are completed within a specific timeframe and on budget, through proper planning and implementation.

Duties and Responsibilities

Planning:

  • With direction from the Asset Management group and Director of Asset Management-Repositioning , define the scope of work to be accomplished in order to reposition each asset (identify priorities, time limitations, budget & quality)
  • Responsible for sourcing, negotiating and awarding all contractors
  • Ensure engineering and design resources are available and capable of meeting objectives
  • Review engineering and design specifications produced by engineers prior to distribution to contractors or city officials
  • Prepare recommendations for Management approval based on established scopes
  • Creates accurate in-house designs and specifications for projects prior to tendering
  • Performs tendering process and tender analysis professionally and accurately
  • Complete pre-construction walk-throughs with contractors
  • Ensure completion timelines are accurately and timely relayed to property operations, specifically the leasing team, so preleasing activities can proceed and units have tenants upon the completion of the space (30 days).
  • Actively work towards achieving a 30 days renovation cycle, which could involve sourcing and creating material inventory to mitigate lead times, and/or self-performing when required

Implementation:

  • Oversee all assigned projects and ensure they are completed on time and within budget
  • Establish and coordinate documented project/work schedules
  • Provide regular status reports of project milestones and make adjustments to schedules as needed
  • Coordinate and ensure ”off-site work” is performed according to criteria
  • Ensure the cost-effective management of all processes related to the projects including controlled access sites and on-floor raw material, work in process, and finished components
  • Manage internal and external resources to achieve project objectives
  • Maintain compliance of departmental operating procedures within Asset Management
  • Project Administration:
  • Collect all project related documents and provide direction to project coordinator for internal project system input
  • Update project status, provide progress photos and create reports on a weekly and monthly basis
  • Review and approve invoices

Monitoring/Closing:

  • Perform regular documented reviews, maintain weekly progress reports and issue updates to affected parties
  • Continuously improve cost reduction initiatives
  • Report to senior management, the status of the project development and engineering issues for resolution
  • Conducts deficiency/sign-off meetings and creates a detailed deficiency report for the contractor to resolve

  •  University, Engineering degree and/or PMP designation would be an asset. Minimum College Solid understanding and experience in EPCM project style and implementation
  • 5 years experience in managing Multi-Residential Property Management projects.
  • 5 years experience in Project Management or Construction Management.
  • Experience in space conversion projects.
  •  Knowledge of building systems.
  •  Computer skills (Excel, Word, Yardi)
  •  Well-developed analytical and problem-solving skills
  • Strategic thinking and decision-making skills
  •  Driven and self-motivated individual
  •  Works well in a team-oriented environment
  •  Ability to work independently
  • Excellent communication (both written and verbal)
