Green City Communities: Operations Manager – Property Development

As our Operations Manager, you’ll have the opportunity to help advance Green City Development Groups’ mission of continuous innovation, creativity and leadership within the high-end residential development space.

We’re looking for someone with a passion for operational efficiency and state of the art new home construction who can help us expand our business and run an organization that delivers the best possible product for our homebuyers, investors and stakeholders and a great working environment for our employees.As a key liaison between our Sales, Land Development and Construction functions, your job will be to ensure that the teams have the tools and infrastructure they need and are working effectively together so that sales targets are met, sites operate at peak efficiency and the home office runs smoothly.

This is a broadly focused role that will have an impact on every part of the organization as this person helps to develop and support the process of hiring, training and supervising employees and monitoring and managing operational goals in close partnership with other members of the leadership team.Key Functions and Duties:Assume primary responsibility for overall office management and operational activities Work with / support the senior management team in evaluating potential projects.

Provide operational expertise and support to Project Managers and Supervisors during the construction Maintain onsite presence as needed at property walkthroughs, inspections, photoshoots or staging installations.Demonstrate leadership and drive consistency by reviewing our existing policies and procedures, identifying and prioritizing gaps and addressing them with new ones that provide useful guidance to project staffPromote and support operations safety through demonstrating and monitoring adherence to safety standards and policies Contribute to ensuring all agreements and documents are in compliance with rules and regulations outlined by other entities (such as Ontario’s HCRA – Home Construction Regulatory Authority, Federal and Municipal Governments etc.)Compile, prepare and present written and oral reports (operational and financial) to the CEO and leadership team to ensure projects in development and construction phases remain on budget.Support HR in hiring, mentoring, management of project staff to ensure they have the capacity and capabilities to meet our operational needs.

Partner with HR to develop and maintain our office space as we grow to create an efficient and welcoming workspace that supports Green City’s family-oriented culture Take ownership of enhancing and supporting the technology infrastructure needed by our staff to do their work.

(Servers, network, productivity tools)Experience& EducationAuniversity degree in Business – ideally in a program related to Construction Management, Civil / Structural Engineering or Finance5 7 years experience in building operations and property management of residential properties, coupled with at least 3 years of supervisory/management experienceFinancial background and attention to detail to prepare, forecast, review, evaluate and interpret various reports and studies, Good knowledge of the housing industry and applicable federal, municipal and local government regulationsExcellent verbal and written communication skills and ability to maintain productive, long term relations with the clients, trades and suppliersStrong technology skills with MS Office and property management applications such as NewStar Demonstrated ability to deliver operational support across multiple projects while also adapting to an expanding organization.
